So nice to meet with you twice in one week! We wanted to share a little insight into our personal investment journey on the Oregon Coast and provide one of our WHY’s and deliver 11 AirBNBs FOR SALE.
In 2017 I was living in Venice Beach California and visited the Oregon Coast for the first time, needless to say I was BLOWN AWAY and made an offer on my first investment property ($85K cottage - that was on market for ten years..) before I departed! My INTUITION and decisiveness served me well..having subsequently invested in multiple properties and somehow connecting with and supporting nearly FIFTY STR Investors with like mind. 👁🗨
One of the reasons I was confident in my initial investment was my experience with subleasing my AirBNB in Venice (when you could get away with it!) and..weather. I know it sounds weird..but in LA at that time we had back to back extreme heat filled summers and my thinking was..”when I’m of retirement age this is going to be prime climate.”
Fast Forward a few years and this article crossed my desk: Finding Safe Haven in a Climate Change Future and where is the very first ‘BEST’ climate county in the entire PNW? Curry County Oregon where our first and current homes are located!

Regardless of your position on where the weather is heading, investing is about vision and the reality is climate is impacting invest-ability now - both directly and indirectly through related costs such as electricity and insurance.
🌊 The Oregon Coast is increasingly positioned as a "climate haven" due to its relative stability in four critical areas compared to inland Oregon and the broader American West.
💧Water Security and Quality While inland regions face severe drought and shrinking snowpack, the coast remains a water-rich environment.
Atmospheric Moisture: Warmer air over the ocean drives increases in atmospheric moisture through evaporation, maintaining more stable water availability than arid inland regions.
Precipitation Consistency: Unlike the Cascades, which are losing critical spring snowpack, the coast relies on direct rainfall, which is projected to increase in winter.
Localized Risks: While water is generally abundant, some coastal municipalities are actively modeling future "water shortage probabilities" to invest in resilient storage systems ahead of demand surges.
🧯Relative Wildfire Risk The "wet" side of the Coast Range acts as a natural buffer, though it is not entirely immune to risk.
Coastal Buffer: The maritime climate and higher humidity typically result in lower burn probabilities compared to the "wildfire-heavy" markets of Southern and Central Oregon.
Geographic Advantage: While 4% of Oregon’s total land has burned per decade since 1984, the most catastrophic "mega-fires" remain concentrated in the inland rangelands and drier forests.
📉 Homeowners Insurance Costs Oregon currently maintains some of the lowest average home insurance costs in the U.S., but a sharp divide is forming between coastal and fire-prone inland areas.
The Premium Gap: In high-risk inland cities like Bend, Ashland, and Medford, premiums have recently doubled or quadrupled, whereas coastal premiums remain more stable.
Statewide Averages: Most Oregonians still pay between $1,000–$1,499 annually, a rate significantly lower than states like California or Florida.
Transparency Laws: New Oregon laws (like HB 82) now require insurers to explain exactly how wildfire risk impacts your rate and provide clear paths for discounts through mitigation.
😎 Temperature Stability The Pacific Ocean acts as a massive thermal regulator for coastal real estate.
Extreme Heat Buffer: As inland temperatures are projected to rise by up to 7.6°F by 2100, the coast’s maritime breeze provides a critical escape from "local heat shocks" that typically decrease inland property values.
Market Demand: Real estate analysts note that rental prices stay resilient to temperature shocks, as people seek coastal properties specifically for their "stable cooling" during summer heatwaves.
