⚓️ 2025-2026 OR Coast Market Trends & Data

  • Market Stabilization: After years of rapid, unsustainable price spikes, the market in 2025 felt "steady" rather than frantic - with the exception of STR investors. From our list of HOT STRs last week - several are already pending..

  • Persistent Price Growth: Despite cooling, average sales prices in some areas continued to rise by over 10% compared to the previous year. As of late 2025, the average list price in Lincoln County was approximately $774,000. Sub $500K STR single family residences are becoming increasingly challenging (on the North Coast in particular)…the OR Coast RE secret is in fact..out.

  • Longer Time on Market: Homes are taking longer to sell, with averages in some areas reaching 100+ days, as buyers become more selective. Once again an asterisk for STRs** Very few are on market beyond 100 days if they are valued appropriately.

  • Affordability Challenges: Coos Bay is highlighted as a relatively more affordable option, with median home prices around $365,000. Several recent significant developments and companies have recently moved in or announced plans. Ask about Multi-Family and commercial opportunities!

  • Shift in Buyer Behavior: Buyers are taking their time, requesting inspections, and negotiating repairs, a change from the frantic, sight-unseen purchasing of 2021–2022. We have in fact experienced and negotiated greater seller concessions, price reductions and repairs in the past twelve months than the previous three years combined.

Historically we tend to avoid STR regions that have waitlists or properties that are not eligible for vacation rental usages immediately - however with the limited inventory (and for investors with the ability to consider in a variable timeline) Yachats currently has a limited five person waitlist. Expectations are 6-12 months for permit issuance. Here are a few homes worth consideration if that sounds like you!
