In this edition we will dive into the data on whispers of a housing slow down..while the intensity of competition for real estate has softened slightly in some areas - overall inventory and sales are stable and very much in line with expectations.

ALREADY IN 2026 the Oregon Coast has experienced several of it’s most expensive residential sales EVER and context is key. While some ‘pandemic boom towns’ are seeing slight corrections or re-balancing the 363 mile Oregon Coast line still has very limited and very ageing inventory.

Currently there are roughly 1850 single family homes listed for sale from Brookings to Astoria with 350 or so under contract. While some areas might be ‘hotter’ than others the total inventory is the equivalent of a small town in some states and in line with our averages of 1250-2000 homes with 15-20% under contract depending on the season.
