🌊 OREGON COAST:

  • BROOKINGS - In 2026 we sold ZERO STRs in Brookings! Opportunity knocks with no foreseeable rule or zoning changes anticipated. Provided the property has the right zoning code..you can launch and operate within 4 weeks of closing. Expect 1-2 prospects to come to market per month in 2027

  • GOLD BEACH - Also no 2026 sales but no good reason other than zoning can be difficult with the exception of outside of city limits or commercially zoned homes. Anticipate 12-15 strong rental prospects to come to market for all of 2027.

  • PORT ORFORD - No rule changes here, still effectively a no-go zone for new STR permits, with the exceptional of commercially zoned homes. In 2026 there were only a handful of eligible STR rentals that came to market, we expect more or less the same in 2027

  • BANDON - In the second half of 2026 Bandon instated an STR moratorium and was extended. Once that ends early next year, those that are exploring this prime rental region need to act decisively. We sold three prime STR in Bandon in 2026 (one off-market) so if this is a traget region for you, please contact us ASAP to ensure you do not miss any market updates. Properties located outside of city limits can be eligible but have stringent qualifying criteria and the timeline for a county permit can be 6+ months for issuance. Ten luxury prospects should come to market in this area in 2027 - at MOST.

  • COOS BAY - No changes here. Investors will want to double check proximity of active vacation rentals with planning. We sold ZERO STRs in Coos Bay in 2026 which was also unusual considering the growth of the area. There are options here..

  • FLORENCE - This is an area to keep an eye out on…for years the city has been working on STR rules and I get the feeling 2027 is the year rules get instituted. Outside of city limits in Lane County there is no anticipation of stricter STR permit rules. We’re really not sure how many prospects will come to market here in 2027 because of the above asterisk* but…if this is where you want to invest - we will find you a legally zoned and operable STR!

  • YACHATS - No sales here in 2026 either..but that is to be expected. Yachats has historically had an extensive STR waitlist..but for those interested in this area, 2027 could be your year for STRategic investment! Investors will have to close as close to the beginning of the year as possible to try and ensure permit issuance..(Call for details…)

  • DEPOE BAY - Has seen explosive growth, some of the most (pound for pound) productive rentals we sold in 2026 are here. No formal rule changes, but zoning is critical and we expect another couple dozen prospects (including condos, townhomes and SFRs) to come to market in 2027.

  • LINCOLN CITY - Is the heart of STR regulation on the Oregon Coast and will continue to be for 2027 and the foreseeable future. There are always STRs on market here (if you know where to look) but we do not expect any changes to the waitlist - which we avoid unless buyers can afford to wait (years) for a STR license. Anticipate at least 3-4 dozen strong STR prospects to come to market in 2027.

  • PACIFIC CITY - The heart of our 2026 season, no major revisions to rules proposed here. Most likely actively licensed STRs with permits can transfer to the new owners and there is a pocket of PC that should continue to be zoned for nightly rentals outright. With that said - of the two dozen or so rentals that came to market this year and expected to reach market - in 2027, demand is off the charts and investors need to move…QUICKLY. If this is an area on your radar for 2027, connect with us for a curated HOT SHEET and new listing notifications as there should be a couple prospects per month to market in 2027.

  • ROCKAWAY BEACH - Keep a close eye on RB. Three years ago the rules changed from effectively anyone could get a permit to a CAP. Since implementation, actively licensed properties could transfer that license to the new owner/operator. There are whispers this could cease, which would begin to move the waitlist upon sale but eliminate a prime investment region. If this transferability goes away - the quantity of STRs on the Oregon Coast for sale next year will be reduced by 10%-15%!! Fret not..we have some workarounds…

  • ARCH CAPE - Hold your breath if this is a target area, there are discussions to revise or limit the quantity of rentals permitted. Also - within city limits there is a once per seven day rental rule that can restrict full income realization.

  • MANZANITA & CANNON BEACH - Grouping this area together because it is essentially now a NO-GO STR ZONE. Permits do not transfer (in either city) and there is an extensive waitlist in Manzanita as well as a 2026 moratorium as the rules are re-evaluated. Previously there was a ‘workaround’ outside of Manzanita city limits, but even that region has reached capacity. Cannon Beach is feasible - but has a strict one occupancy per 14 days that makes ROI minimal. Investors best bet, is to look outside of city limits.

  • OCEANSIDE, NETARTS, TIERRA DEL MAR - For the most part, cross them off your list for STR investment (due to waitlists), unless you are HYPER FOCUSED on your search as there will only be handfuls of STRs with transferable permits that reach the market. We will keep our circle up to date on ANY HOT STR Listings for sale here ALL YEAR!

  • SEASIDE - If this northern coastal city has been on your STR radar..it is TIME TO MOVE. There has always been a 90 day ‘grace period’ for STR issuance but actively licensed STRs could launch in 30 days..which could be eliminated. Also there are strict density zoning and saturation/density requirments (percentage of actively permitted STRs operating in the immediate area) and since there are more nightly rentals than ever before..it is only getting materially more difficult to identify properties that qualify. Anticipate 20± STRs to come to market in 2027 and have some patience with permit issuance..we will update more on this as we get closer to the new year.
