Our highlight topic this week is the ‘One Big Beautiful Bill’ (which has not passed or become law yet) but has a self-imposed July 4th deadline for passage - and although there will be revisions - to date there has been no public mention of opposition or alterations to the extension of the 100% depreciation aka The STR Tax Loophole. This would apply to qualified property acquired and placed in service after January 19th, 2025. There would also be a special bonus depreciation allowance for nonresidential real property that is “qualified production property.”
We are also keeping a close eye on mortgage rates which dropped below 6.8% for the first time since May - traders see a 26% chance of a rate cut next month.
