Read This: If you're purchasing in September, October, or even November, you'll have limited time to meet the material participation requirement for 2025. That means:

  • You must concentrate your involvement quickly: coordinate cleanings, handle every guest message, adjust pricing manually, and track all activities in real time.

  • 100 hours in 90 days is doable—but it takes intentional effort.

  • The 500-hour test is likely off the table unless you're doing a massive rehab.

Tip: If you’re closing in Q4, keep a time log, use spreadsheets or tools like Stessa or QuickBooks, and avoid outsourcing guest management until January.

🎰 100% Bonus Depreciation Is Back With the 2025 tax updates, investors can again deduct 100% of eligible property components in year one via cost segregation studies.

Example: Buy a $700K vacation rental. A cost seg may yield ~$200K+ in accelerated depreciation. If you qualify under the STR loophole, you could apply that $200K loss directly against your W-2 income—potentially saving $60K+ in federal taxes (depending on your bracket).

Why Now Matters This isn't a permanent window. Lawmakers brought back 100% bonus depreciation for a limited time, and there is already talk of tapering again by 2026. That means buying in 2025 could be your best (and possibly final) shot at maximizing STR tax savings.

  • STR zoning is tightening across the country—but legal zones still exist here in Oregon and along the entire Coast

  • STR platforms continue to grow, and travel demand remains resilient in drive-to markets.

How to Take Action

  • Find a STR-zoned property in a high-demand market

  • Work with a broker who knows both real estate and tax strategy

  • Set up professional bookkeeping to track hours and optimize write-offs

  • Run a cost segregation study within your first year of ownership
