If you want an indication of how intensely we are working to help investors cross the 2026 STR finish line: we had an full oil change on the last days of September…and we already need another one after two STRONG consecutive weeks of showings, disappointments and victories.

⭐️ What to know:

PRIME STRS on the Oregon Coast are getting harder (even for me) to source and solidify. WHY? Areas that previously had vacation rental permits available (such as outside of Manzanita in Neahkahnie) have reached their capacity. Even Bandon (within city limits) have established a moratorium on STR/VRD permits until the review the current regulations compounded by that fact that there is currently greater investor demand than we have experienced from all of our previous years COMBINED.

Take Aways:

If you identify an STR eligible property that passes all of your smell tests: DO NOT GET CUTE. Forget about the seller concessions and under-asking offers. It’s full priced or over asking.. Remember: Nearly a fifth of all RE transactions are still closed for CASH. Most of my investors are financed and offers need to be as competitive as possible. There will be ample opportunity for validation of terms and the property, but if you want the option to buy that property - investors’ need to be in the driver’s seat. This is a semi-recent phenomenon but expect intense competition through 2027.

Here is a harsh reality: More is lost by indecision than bad decision (but we will have 10-12 business days to figure out a bad decision)! Also - Oregon Coast STRs are a luxury asset (regardless of the price). They are not fashionable, they are portfolio anchors and possibly legacy contributors….fast-forward a decade, your friends and family will be asking: “how you got here?” 🏄🏽‍♂️

SMELL TEST: Ask yourself: where you reside or visit frequently are short-term vacation rental homes easier, cheaper or more investable today than they were in the decades before?

How do we make sure our investors never come up short, even if they strike-out a few times?

  • AWARENESS - you will be aware of listings within minutes or hours of it coming to the market! You will also be aware of off-market, coming to market and pocket listings..

  • BOOTS ON THE GROUND - We will visit the property even if you cannot..we should really stop doing this, as we cannot be more committed to your quest than you are..but more often than not if we don’t arrive within 48-72 hours of a optimal vacation rental listing coming to market..we will all miss out.

  • PREPARATION - The best time to prepare for battle was yesterday. In this market nothing happens..and then everything…all at once. The property you’re seeking might not be available at the moment..but that moment will arise soon. Expect to find what you are looking for! We certainly do! Get your ducks in a row by having a pre-qual letter or asset statement ready to roll. Get your *** online and shop like it’s Prime Dat. STRs are ON SALE (FOR NOW!) Text, email and smoke signal. If we are awake - we are working on short-term rentals.

  • VALUATION - We do not promote paying whatever sellers are asking but we do encourage paying fair value. We determine this with a formal CMA, market pulse and feedback. I put my money where my mouth and here is my latest personal example: As a qualified R.E.P.S. Real Estate Professional Status, I can acquire a long-term rental and for this year (and next) still utilize bonus deprecation. Since I do not compete with my client’s (for properties or markets) this year I have decided to invest in a multi-family property and have another home (or three) closer to work!

  • *We presented an offer on a property in Garibaldi that I valued the same as I would for any of my clients. The result? Sub $400K Sales Price with 3% seller concession (and RE Compensation). ALL GREAT REAL ESTATE PROFESSIONALS should own GREAT REAL ESTATE. If they do not invest for themselves, why should you invest with them?

  • TIMING - One of the biggest differentiators in successful RE investing is: when. The investors that succeed have a stick-tuitiveness and ACT. Both in buying and selling. Here’s a story about timing: 23 year old mortgage broker buys and sells both: a vacant lot of land and a starter home in Tamarac Florida MONTHS before the ‘08 crash…
