The 10 yr Treasury collapsed over the past two weeks below 4% to 3.84% (at the time of publishing.) The effect of mortgage rates has been significant with the average 30 year mortgage rate hovering around 6.5%
Cash out refinances are on the rise. In the past few weeks our strategic lending partner NMB has helped facilitate several healthy investment property refinances for borrowers looking to utilize their equity positions for portfolio expansion. Utilizing DSCR (debt service coverage ratio) investor loan programs, borrowers can tap equity with no proof of income. 📝 The Rise of Mid Term Rentals
Before AirBnB there were seasonal or furnished monthly rentals. As any STR operator can tell you, a five star vacation rental takes work and persistence. It’s not for everyone, but that doesn’t mean that vacation rentals investments are not a viable asset class. In Oregon and beyond, the increasing rules and regulations regarding occupancies of less than 30 nights can be restrictive in location and investment options. Although we specialize in nightly vacation rental sales, we’ve personally and professionally had very high success with furnished monthly rentals (without the management expense or hassle.)
For investors seeking a true second home and to offset or carry housing costs, mid term rentals (MTR’s) can provide more robust investment location options and comparable return on investment (after factoring in property management costs.) On the Oregon Coast in particular there is a genuine housing shortage and a lack of quality, furnished rentals that tenants can occupy for extended durations. Investors considering the Oregon Coast should analyze the mid term income rental potential for their most desirable property prospects that might not be STR eligible.
