For five years strong we have been hyper-focused on short-term rental for sale on the Oregon Coast and as the window eventually sunsets on the STR Loophole (and general zoned inventory) we're looking beyond depreciable assets to those anticipated to appreciate..waterfront and oceanfront land for sale on the Oregon Coast.

"Raw land has appreciated the most of any development category — up 86.5% since 2019 Q1 — while build-ready listings have risen the least, at 53.3%."

What we're on the lookout for: 

  • Water: Ocean, river, lake front 

  • Water 2.0: Quality, Quantity, rights preferably not connected to the municipal water source but with ways to reach it in place

  • Developable Lots: Strong neighborhoods or areas with any utility infrastructure in place

  • Partition-able Acreage: Land that can be re-plotted to to smaller developable residential lots 

  • Existing 'homes': This is more of a sub-set but there are often residential or manufactured homes that are beyond their useful life on the coast and listed as land. For example a manufactured home with utilities in place but that needs to be removed are strong investment prospects

  • Farm land: Water + agricultural. Believe it or not coastal farms are a thing but there are not as many as one might think. Inflation or the de-valuation of USD is likely to continue emphasizing productive real assets
