2025 is off to a chaotic economic start but one asset class that appears solid is prime coastal Oregon real estate. We keep a watchful eye on market and mortgage conditions from Florida (my home state) to SoCal (my seasonal home) and of course Oregon (my happy place). Generally we’re observing increasing housing inventory in markets that were overheated and over-speculated from pandemic induced influences and here in Oregon a less intense but strong & stable housing market.
When I first invested in Oregon in late 2018 investors could acquire developable coastal lots and land for sub $50k. Those days are done. A .10-.20 acre bare lot is roughly $100k (with a view $200k) and with utilities of any type closer to $125-150k. My first OR home purchase (600SF fixer) cost $85k. That same home today is $250-275k and probably..actually worth it. Where else in the US can investors buy a coastal residence or property with utilities near the ocean for that price - in a location one would actually want to spend time in?
Historically, Real Estate is hyper-localized and markets are influenced by a variety of factors that contribute to strength, sales and valuations. The internet and digital home browsing (especially during the pandemic) has distorted real estate shopping / investment but over the long-term - ALL markets ALWAYS revert to the norm. I suppose I’m emphasizing that one-size does not fit all and the trends and motivating forces that make the Oregon Coast market increasingly desirable and investable are evolving and maturing.
Several of my recent investor clientele (and with increasing proportion) were drawn to the Oregon Coast for primarily similar themes: climate, cost, insurability, inhabitability, invest-ability, retire-ability and refuge & retreat. When we fast forward 5-10-20 years there are not many places on the (US) map that forecast as ‘better’ places to live and own. I’d like to fish and invest in the Florida Keys but I can’t reasonably afford the risk.
Unlike-wise, the most recent property I’m aiming to acquire has a 0/10 flood, 0/10 fire, 1/10 heat risk with 70 degree days are expected to increase by 200% during the next two decades. Weather aside, for investment results, as much as valuations have accelerated there is conceivably more room to grow in comparison to other western States. There is abnormally low inventory of housing on the Oregon Coast (1000± SFR active listings) with a majority of those 50+ years old and in need of considerable updating.
Unusually, I’m unaware of any significant speculative or over-investment on the coast. The vast majority of our STR buyers were seeking a second home suitable for vacation rental usages and extremely well qualified. They’re were not necessarily looking to maximize ROI and I’d confidently say nearly all of them are cash flow even or positive with many seeing double digit COC returns. Long-term, the investments should satisfy ownership obligations (and mortgage debt) with leveraged rental income. Additionally, ‘they’ are not making any more vacation rentals and the barriers to entry continue to solidify. The target of a permissible STR is moving faster and growing smaller with each successive year.
A live example is Dunes City outside of Florence. They recently implemented their STR rules of 40 or so properties and there are 3-4 slots left as of Friday. Meaning:
It’s still feasible to own a coastal vacation rental (unlike..WA/CA/?)
Reasonable to anticipate investment upside.
Economic uncertainty is certain. Volatility emphasizes priority. Personally, I hypothesize we’re facing an inflationary period and re-valuation of USD with cash reserves potentially becoming a risk asset. We continue to be bullish AU, AG, commodities, land and OR RE.
