Dear Sesemi STReet Subscribers -

Summer may be winding down, but short-term rental activity is heating up across the Oregon Coast. If you’re planning to use the STR loophole and 100% bonus depreciation this year, your window to close and materially participate is shrinking fast!

🌤️ Want to invest in Perfect Weather? Try…The Oregon Coast?

Yahoo News analyzed NOAA climate data from 2022 to 2024 to determine how many "nice weather" days each U.S. county experienced. A "nice day" was defined as one with a high temperature between 60°F and 85°F and less than 1 mm of rainfall.

Unsurprisingly, California & Florida dominate the top places on the list but some unexpected regions made the top 30:

- Coos County OR

The southern Oregon Coast—especially areas like Brookings and Gold Beach—is often referred to as the “banana belt” of Oregon because of its mild, unusually warm climate compared to the rest of the coast and even much of inland Oregon.

🍌 Why it's called the "banana belt":

  • Warmer temperatures: Brookings regularly records some of the highest winter temps on the Oregon Coast.

  • The “Brookings Effect”: This is a local weather phenomenon caused by katabatic winds (dry, warm offshore winds that flow down from the mountains), which can spike temperatures by 20–30°F in just a few hours.

  • Less fog and rain than the northern or central coast—making it more suitable for outdoor living, gardening, and yes, even growing subtropical plants.

The nickname is a nod to other temperate “banana belts” in North America, where conditions are unusually warm for their latitude.

It’s part of why the area is quietly becoming a hidden gem for retirees, STR investors, and climate-migration buyers looking for moderate weather without the extremes.

🌊 Oregon Coast Real Estate: Last Call for 2025 Tax Wins

With just a few months left, now’s the time to get under contract, get your listing live, and rack up those IRS-qualified hours before December 31.

📈 Nationally, drive-to destinations near water and national parks are outperforming urban STRs—and Oregon’s coastal towns are benefiting from that shift. Demand is up, inventory is tight, and travelers are still prioritizing space, privacy, and access to nature over big city stays.

Whether you're optimizing your current STR or looking to buy before the deadline, now is the time to act. Delay, and you risk missing one of the most powerful tax opportunities of the decade.

⭐️⭐️⭐️⭐️⭐️ What are clients saying?

Anthony brought a thoughtful approach to our search for a home on the Oregon coast. He knows the Oregon coast, and is expertly tuned in with all of the hodge podge of municipal redtape around STRs. For this alone, you should talk to him. Anthony attentively responded to my sudden inquiries, and patiently did not press when our family decided it was not the right time to move forward (more than a few times!).

When we finally found the home that met all of our requirements (and some), he recognized the value of the build, handled the negotiations incredibly well, and stayed on point to the end. I would recommend Anthony as a realtor, especially if you're looking for a vacation home doubling as a STR.” - The Gee’s - Rockaway Beach
