📍 Real Estate Investment & STR News:

  • Mortgage rates reached their lowest levels in 15 months with the 10 yr Treasury holding yields below 4% to 3.85% (at the time of publishing.) The average 30 year mortgage rate is hovering just below 6.5%, ARM’s are available in the 5%’s and investment and DSCR rates are dramatically lower than in recent memory. All expectation are for a formal .25-.5% interest rate cut at next month’s FED meeting.

  • NAR Buyer’s Broker Rules went in effect this week on 8/17/24. The intention of this rule change was transparency (primarily that sellers can no longer offer BAC publicly on any MLS) and has already influenced transactional strategy and placed additional due diligence requirements for brokers and investors.   • More single women own homes than single men in Oregon. Census data shows more than 12% of homes in Oregon are owned by single women, compared to 9% by single men. Affordability is what makes Oregon’s market attractive to first-time single women buyers.
