Coinciding with a notable lack of investable STR inventory (currently we’re showing roughly 1498 total Single Family Homes For Sale along the Oregon Coast, with nearly 367 or nearly 20% of active listings are PENDING) - there is discussion of a federal housing “emergency” or similar initiative declaration: expect proposals aimed at lowering build/rehab friction—think targeted tariff relief on materials and efforts to standardize/streamline permitting. That can ease costs and shorten timelines. Final scope would depend on the actual declaration and follow-on rule-making.

What it won’t do: It won’t magically create unlimited funds or override local STR licensing, zoning, or caps. Oregon Coast cities/counties will still control whether a property can operate as an STR.
