🧐 STR vs. 1031 Exchange: The Overlooked Wealth Hack

🧾 For decades, investors have worshipped at the altar of the 1031 Exchange — selling one property, deferring capital gains, and rolling forward into the next deal. It’s a powerful strategy, but it’s also rigid, slow, and full of fine print. Enter the STR Loophole — a faster, more flexible path to tax savings and long-term growth.

Unlike a 1031, which locks your equity into a strict replacement timeline, the STR Loophole lets you depreciate a newly purchased short-term rental immediately — no sale, no exchange, no middleman. Through cost segregation and active participation rules, investors can offset active income (even W-2 wages) against paper losses created by depreciation.
