👁‍🗨 Best Locations to invest in Oregon AIRBNB Properties

  • The Oregon Coast - Think of the the opposite of California (Southern Oregon is like Northern CA and Northern Oregon is like Southern CA)

    • South Coast

      • Brookings. STRs can still be owned and operated within city limits based on a specific zoning code. Properties here can perform well above average and short term rentals with substantial guest amenities such as hot tubs and saunas are few and far between..prime or luxury STRs here are also limited with six figure gross rental production possible.

      • Bandon. Home of Bandon Dunes Golf Resort ‘aka Disneyland for Adults.’ The course has hospitality options but in season they are typically booked with more than 20K rounds of golf per year this is the ‘Pebble Beach’ of Oregon. Several of the highest overall performing STRs on the Oregon Coast are located in Bandon.

    • Central Coast

      • Florence. STR rules and regulations have been proposed but as of now there are limited restrictions to operating a short term rental. Provided permit rules evolve as proposed, there would still be investment options outside of city limits in the county as Lane County is friendly to STRs. Florence is a ‘gateway’ to the Coast as it is just over one hour from Eugene Airport and a popular local destination as well.

      • Lincoln City. Probably the heart of the Coast for travel, also one of the more restrictive areas to operate an STR. While technically many properties are eligible for vacation rental usages, they are subject to a CAP and waitlist that is usually un-investable due to an uncertain timeline for license issuance. There are a handful of zoning codes that are not subject to a waitlist but equally only a handful of listings that come to market each year in those zones. There are communities that are designated for STR usages outright including Olivia Beach and the new Whale Watch community just south in Depoe Bay. Several condos and townhomes are also excluded from the waitlist. Outside of city limits in Lincoln County, regulations are equally as prohibitive with the majority of county zones at the CAP for permits and subject to waitlists..

    • North Coast

      • Pacific City. Whether it is surfing or fishing PC offers STR options in the form of properties with transferrable permits (usually one-time) and certain exclusion zones (eligible for STR usages not subject to a waitlist.) In particular luxury and oceanfront AIRBNB properties can perform well. There is high demand so decisiveness for prime listings is essential.

      • Rockaway Beach. Up until a year and a half ago almost any property in Rockaway Beach OR could qualify. However in 2024 the city instituted a CAP that is currently exceeded. As a work around licensed properties can transfer to a new owner and continue STR usages. One of the highest grossing luxury STRs on the coast is located here as well as the origin of the Corn Dog.

      • Tillamook County. For STR usages this is a difficult region to comprehend that encompasses some prime AIRBNB areas. Each region has it’s own maximum number of STR permits and licenses, in most areas active permits can transfer to a new owner but it is case by case. The majority of regions are at their CAP and would be subject to a waitlist but there are a few that can still expect a license post closing within weeks. As a result - productive and licensed properties are in high demand.

  • Mt Hood

    • If you’re looking for something away from the beach, look no further than Welches, Government Camp and just beyond. AIRBNBs here command year round usages and properties with strong amenities and high guest capacity can generate six figures in annual gross income. The challenge here is inventory. STRong prospects do not come to market often and when they do be prepared for buyer competition or to ‘act fast.’

  • Bend and Surrounding Areas

    • What can we say about Bend that hasn’t already been said? A growing gem of the West there are limitless things to do, but not to operate a STR property. There are restrictions on proximity within city limits and for the most seamless operations it can be worthwhile to explore just outside city limits. Sun River is a staple of luxury STR investment but somewhat saturated..La Pine allows vacation rentals and riverfront properties see higher than average occupancies.

  • Eugene

    • There are few college towns like Eugene and few that stay as active with events unrelated to the University like track events. With one of (if not the) largest NIL fund for athletes thanks to Phil Knight of Nike, there is demand for both short term and seasonal rentals. The city (both in and outside of limits) if welcoming to nightly rentals and the city itself is experiencing a growth spurt. I like to think Eugene is on a similar track to be Oregon’s ‘Boulder’ Colorado?

  • On the Radar.

    • Powell Butte. Often described by Central Oregonians as "Bend, but with the volume turned down." While Bend and Redmond get the headlines, Powell Butte has quietly become one of the highest-value real estate pockets in the Pacific Northwest.
