Welcome (once again) to our new subscribers and investors! This will be a slower week..as I am getting married in Mexico this weekend 🙂
I will still be semi-responsive (and can coordinate showings for anyone in town this weekend) but primarily wanted to share some market observations as we enter into the last leg of the 2026 STR acquisition season. First and foremost:
Overall single-family inventory is up slightly (as always during the summer) but we’re showing roughly 2100 Homes from Brookings to just south of Astoria and over 300 pending. For reference Portland has about 1900 single family homes actively listed for sale with 500 of those pending.
STR inventory is scarce. We’re tracking just ± 150 TOTAL STR’s For Sale (including condos, townhomes and pending)..
It is safe to say that investors are in the market…our in house Rockaway Beach listing went pending (over asking) in weeks and this brand new STR listing (with transferable permit) in Manzanita has had 14 showings to date…

I have written extensively (and put my investments where my money is) since 2018 that the Oregon Coast would become a climate haven as the world warms. I’ve been consistently validated with several historical weather events throughout the PNW and West since and it seems most homebuyer’s agree..
For better weather: 22 percent
Concern for natural disasters or climate risks: 21 percent
Concern for safety/crime: 20 percent
Move for a new job or job relocation: 19 percent
To be with or nearer to family: 18 percent
For lower overall cost of living: 18 percent
Upgrade to better home or neighborhood: 18 percent
Want more space: 16 percent
Concerns about job security: 15 percent
For lower rental/home prices: 15 percent
Climate assessment tools like FirstStreet have been integrated into property search sites for a reason. I highly recommend making them a foundational component of any short-term rental or (any property) underwrite for that matter.
My personal top concerns (and for investors) are:
Flood Risk
Wild-Fire Risk
Seismic, Landslide & Erosion Risk
We would consider a property in a flood-zone but our most recent investment was partially because we were Riverfront and NOT in a flood zone.
What I will not consider is a high wild fire risk zone..the wildfire risk for the Oregon Coast is generally LOW. Usually in the sub 1% range (per FirstStreet)..that is not to say there is not risk..we had a fire just up river from us last year before we purchased the property..but it’s hard to tell it occurred and we’ve invested in fire mitigation and protection.
Regardless, the chances are minuscule in comparison to what is happening across the West and as a result insurance rates are relatively cheap, stable and reasonable. Most investors cannot afford a total loss..or would be counter-productive to the goals.
Erosion is a considerable concern for coastal communities, we generally avoid properties that have visible evidence of foreseeable erosion concerns. Tsunamis are a real threat and they say the Cascadia is overdue..but it is not something I personally lose sleep over..
We have noticed an uptick in investors seeking ‘better’ weather and they have found it..the Coast is often 30+ degrees cooler than an hour drive inland..we even sold a property to a climate scientist from central California for just that reason!
Probably the article I reference most is this 2022 deep dive: Finding Safe Have in a Climate Change Future - Pacific NorthWest Edition. Basically they evaluated all the places that will be ‘better off’ in the future and Curry County (Where we first purchased and live!) is number uno.
I suspect it will not be many more years before others catch on..land values have appreciated by nearly 100% in the past 5 years and as the saying goes..they ain’t making any more of it…Related investor idea we’ve done well with… land with utilities in place (water, power, sewer/septic) like this one.
