🗝 Real Estate Investment & STR News:

  • If we had two words of advice for Oregon Coast STR investors they are: persistence and tenacity. It is very rare that there is an actively listed STR prospect for sale that meets a client’s full needs and requirements at any given moment. In fact, along the entire ± 400 mile coastline there are usually only about 100 active STR’s listed for sale..total! In general, the search for a property that meets the budget, location, quality, eligibility and client wish list takes at least 60-90 days of consistent prospecting to identify and close and we’ve been working with our most recent clients under contract since January 2024 (and the one before that since June 2023!) I’d estimate for every ten investors that reach out to me, one acquires and operates a coastal STR. The difference is those that keep their foot on the gas. They stay prepared to tour and make educated offers when opportunity knocks. My role is to help knock it down, mainly by making client’s aware of the listing (usually within 24-48 hours) and supporting due diligence by way of projections, valuations, negotiations and investment viability.

  • Interest & Mortgage Rate Forecasts: There are many monetary theories regarding inflation and rates. Inflation is the inflating of the money supply. The FED has been reducing the amount of money in circulation and if that continues, we expect bonds (and inflation) to decline with the 10 year treasury settling in the 3.5-4.5% range and mortgage rates fluctuating from 5.75-6.75%. The big asterisk is the new administration pressuring further rate cuts or an unforeseen black swan event that forces a return to quantitative easing and ultra low rates; both positives for real estate markets but negative for competition.

🔓 Trump Tax Cuts could include extension of STR Tax Loophole

President Trump’s nominee for Treasury Secretary, Scott Bessent, testified that extending the ‘Tax Cuts and Jobs Act’ of 2017 is essential to avoiding economic catastrophe.

Part of those cuts included the short-term rental tax loophole, a strategy real estate investors can use to help mitigate their rental income tax by offsetting earned income with real estate losses, and could be renewed or extended.

The implications on the Oregon and California Coastal STR market is a strengthening buyer pool for luxury rentals in the $750-1.5M+ range. The deduction is optimized as values increase and can potentially offset the entire net investment (including down payment) for high wage earners.
