💡How to Maximize the STR Loophole
If you’re buying a rental property just for appreciation or cash flow you’re missing a third pillar: tax savings. But how much can you really save?
That’s the million-dollar question. And after selling dozens of STRs with intentional tax strategies for real estate investors, I can tell you this:
It depends on 5 specific levers. If you know how to pull them before closing, you can lock in major savings before you ever sign the dotted line.
Here’s a quick breakdown:
1. Purchase Price
This is your starting point. But don’t assume the full amount is depreciable. Which leads to…
2. Building vs. Land Allocation
Only the building portion is depreciable. That $400K property? If the land’s worth $100K, you’re working with a $300K basis. Unless you’re buying a condo or townhome where you don’t own the land, so nearly all of it can be depreciated.
3. Property Makeup
More stuff = more write-offs. Pools. Patios. Pavers. Fencing. If it’s outside and tangible, it’s often 100% depreciable in Year 1. Same goes for furnished interiors.
4. Your Tax Bracket
$500K in depreciation isn’t worth $500K. It’s worth your tax bracket. 40% bracket? That’s $200K in savings. Only at 15%? That’s $75K. Timing your cost seg with a high-income year is key.
5. Loss Eligibility
Can you actually use the loss? You’ll need to qualify under real estate professional status or the short-term rental loophole. Otherwise, it gets suspended until you have passive income.
